New Construction / Contract to Build

All new construction contracts are drafted on the Greater Atlanta Homebuilders New Construction purchase and sale agreement.

Meeting with the right builder can be paramount to your overall experience. Having a builder available to offer lot advice is a priority. You must know your building envelope and can determine easily by reviewing a survey and defining the setbacks on all sides of the property. Many gated communities will also have a design and review board that will approve all architectural floor plans and will have minimum square footage requirements as well as material requirements. After you have determined and narrowed down your floor plan, as well as selected your preferred builder, the construction process will begin. Many homes with at least 5,000 square feet (not including the basement) will take approximately nine months to construct. Remember, this is just a general quote. Weather and topography can cause some delays along the way.

Selecting your appliances and lighting will also be an important part of your building process. Many builders will have a professional vendor and showroom for you to browse through. You will be given an appliance and lighting allowance that will be used to select products – negotiating your allowances may be something you will want to discuss.
