Three Chimney's Farm Community Information

When you drive into Three Chimneys Farm you immediately know this is not your normal neighborhood. Three Chimneys Farm is named after what remains of the old homestead nestled in the hills of Forsyth County and the centerpiece of the common area. Walking paths around the beautiful park like setting takes you from the old farmhouse to the several playgrounds, 5 lighted tennis courts and the junior – Olympic size pool with a twisting water slide and kiddie pool. Of course there is plenty of space for just stretching out in the sun or entertaining at the pool.
The two story clubhouse offers three meeting rooms and the grass covered hills provide the setting for community gatherings including the annual Easter egg hunt and “Campout on the Hill”. Always great fun for the kids.
Swimming and tennis are family events at Three Chimneys. The neighborhood boasts a competitive swim teams for the kids, with several meets each year. As well as the opportunity for the kids to compete against other local community teams. For tennis, Three Chimneys Farm has active ALTA, USTA, T2, K-Swiss and Peach programs featuring singles, mixed doubles, men’s, women’s and youth tennis team. Three Chimneys Farm’s teams have won numerous division, city finals and state division championships.
The homes of Three Chimneys Farm pay homage to the original homestead with wrap around porches and chimneys. The rolling hills and wooded lots offer seclusion while relaxing on your back deck, and yards big enough for a family football game in the fall. The old growth hardwoods and stately evergreens are really too beautiful to describe with words. This is not your typical cookie-cutter neighborhood.
Three Chimney Farms is located in the heart of southern Forsyth County. The community is adjacent to the South Forsyth Middle school and within minutes of the Sharon Forks library. Regardless of your idea of recreation, you will find it in Forsyth County. Within 10 minutes you can be shopping at the ‘Avenues’, biking on the Greenway, or playing golf on one of the many area courses. For those who prefer their recreation a little wetter, you can go tubing on the Chattahoochee or water-skiing on Lake Lanier, north Georgia’s premier location for water sports.

    With an average millage rate of 22.88 Forsyth County has the lowest tax rate in all of metro Atlanta. In addition, retiree’s (65+) enjoy a school tax exemption which represents approximately 82% of the tax bill.

    To determine the amount of your property taxes, several values are needed. These values are the Fair Market Value (FMV), Assessed Value (ASV), and the Millage Rate. The Millage Rate is defined as dollars per $1,000.00 of assessed value. For 2006, the Millage Rate for Forsyth County has been set at $22.88 per $1000.00 or the decimal equivalent of .02288.

    Fair Market Value (F.M.V.) X 40% = Assessed Value

    Assessed Value X Millage = Tax

    Millage is usually expressed as dollars per $1,000.00 of Assessed Value

    Example: In 2006, Forsyth County's millage rate is set at .02288. If your property has a FMV of $500,000, the ASV would be 40% or $200,000. Multiply the ASV of $200,000 by the millage rate of .02288 to determine your property taxes. In this example, property taxes would be $4,576.00.
